Â

As a Facilities Manager, the primary responsibilityincludes overall maintenance supervision over all Association buildings to include mechanical and electrical systems, utilities, structure, pavements, masonry, concrete, signage, security, fire prevention, and interior/exterior appurtenances.They will ensure that all support and service is conducted and fulfilled in a manner consistent with the goals andobjectivesof management and the association.This person will make recommendations on repairs, replacement maintenance andimplementpreventive maintenance asestablishedby Company procedures and guidelines.Â

Skills & Qualifications: Â

Â

  • Minimumof 5yearsofexperience in management of maintenance department or facilityÂ
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able tooperatetools and equipment related to facility maintenance.Â
  • Knowledgeable in the use of Microsoft Outlook, Word,Exceland PowerPointÂ
  • Highly effective interpersonal skillsand experience with managing staff and outside contractors.ÂÂ
  • Strong customer service, communication and interpersonal skillsrequired.Â
  • Contract and Project Management experienceÂ
  • Facilities Management Professional designation preferredÂ
  • AMS designation preferredÂ

Your Responsibilities: Â

Â

  • Supervise 2 onsite maintenance personnelÂ
  • Manage service agreements, including, but not limited to:Â Landscape (common areasand private lots), Elevator, Maintenance, Fire Safety, Pool, Snow removal, Irrigation (common areasand private lots), Exterior maintenance serviceÂÂ
  • Directly responsiblefor managing all services related to the committees listed below.ÂIncluding participation in monthly meetings andprovidingmonthly written reports to each committee.Also required to attend the community and condo board meetings on a quarterly basis and other meetings as needed.ÂÂ

  • Condo Facilities CommitteeÂ

  • Maintains a safe and secure environment.Â

  • Supervises,trainsand directs maintenance staff through work orders.Â
  • Plans, monitors, and appraises job results; coaches,counselsand disciplines employees.Â
  • Assesses repair needs and estimated time needed for repair (includingevaluating problems to determine whether or not professional assistance or further instruction is needed in order to complete task/repair).Â
  • Monitors the functions of service contractors and building repair and maintenance contractors.Â
  • Inventories and acquisitions maintenance supplies.Â
  • Maintains disaster preparedness byidentifyingpotential problems, developing response plans, managing crises.Â
  • On call availability for emergencies and projects as assigned by property manager.Â
  • Schedules and assigns work responsibilities to employees to meet workrequirements.Â
  • Requests materials, tools, and supplies needed for a job.Â
  • Develops andmaintainsresource management plan which outlines short-term and long-term requirements for repair & maintenance, capital replacement, and capital requirements.Â
  • Maintains all fire protection and security systems, to include required maintenance, inspections, and documentation.Â
  • Inspects all emergency equipment to ensure complianceÂ
  • Records and evaluates preventive maintenance activities and programs.Â

  • Oversees the construction, installation, and preventative maintenance of equipment.Â

  • Observes/evaluates corrective maintenance or repair on equipmentÂ
  • Orients and trains employees to perform maintenance activities and tasks.Â
  • Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance.ÂOverall safety program to conform with OSHA standards, applicable building safety manual, and other safety venues asÂ
  • deemed appropriateÂ
  • Performs performance evaluations for all staffdirect reportsÂ
  • Supervises alladministrationrelativeto facilitymaintenance,toincludepreparation of budgets, work schedules, goals andobjectives, and purchase/requisition documents.Providesrelated management information products as requestedÂ
  • Record and report all unusual and irregular conditions to the Community Manager.Â
  • Maintain cordial, professional mannerindealing with residents,contractors, Management, etc.Â
  • Ensure all equipment, supplies and materials are in functional working condition in a neat and orderly manner.Â
  • All other duties as directed by the Board of Directors/Trustees or Management.Â

Physical Requirements : Â

Â

  • Capable of working extended hours,to includeevenings,weekendsandholidaysas necessary.Â
  • Able to see well enough to read faint or partially obscured writing or printing, withcorrective lenses if needed.Â
  • Must be able to speak English in a clear and understandable voice so that varioustypes ofÂcommunications mayÂbe conductedÂwith peopleÂof variousÂlevels ofeducation and capabilities, to include the exchange and receipt of information overthe telephone.Â
  • Positioninvolves sitting, standing, stooping, kneeling, pushing, shoving, lifting,carryingand moving objects that can weigh up to 50 to 100 lbs. This movement can occur throughout the day.Mustalso be able to climb several flights of stairs if necessary.Â
  • This position will alternate between working indoors in a controlled climate and with proper lighting,toanoutdoorssetting with variable climate and lighting.Â
  • Must beÂable toÂinteract withÂall typesÂof individuals, beÂmentally alert, detailoriented, and with good reasoning skills.Â

  • Must be able to work in small and confined spaces for extended periods of time.Â

  • Must have finger dexterity for typing/using a keyboard.Â

  • Must beÂable toÂwork onÂmore thanÂone assignmentÂat aÂtime with frequent interruptions,changesand delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.
