Assistant Community Manager

The primary responsibility of this position is to fully prepare initial and annual recertification for all residents in full compliance with LIHTC regulations.
Essential Duties and Responsibilities:
Maintain property waiting list for 3 scattered sites
Review and approvae of all move-in certifications, as well as quarterly review of annual re-certifications for project base Section 8 properties and Tax Credit residents and potential residents
Coordinate on-site data collections and processing of resident information
Schedule resident recertification interviews and follow through to completion
Insure proper calculation of income, assets, rent levels, etc
Assist manager with accounts receivables and account payables
Coordinate apartment inspections and create work request
Assist residents with inquiries
Maintain resident files in accordance with company policy & regulatory agency policy
Assist office staff on other tasks, including collection of rents and social activities
Assist with the several administrative and leasing tasks
Perform other duties that may arise
Job Requirements:
2+ years of Property Management Experience
Help manage the income certifications and re-certifications for both Project Base Section 8 and LIHTC properties
Review and approval of all move-in certifications, as well as quarterly review of annual re-certifications for project base Section 8 properties and Tax Credit
Excellent and premiere customer service orientation
Be able to perform job duties with limited oversight in a fast paced environment
Excellent verbal and written communication skills
Accounts receivable and collections experience
Experience working with Seniors
2 years recertification experience or professional certification such as Certified Occupancy Specialist (COS) and any of the industry LIHTC designations
Attention to detail and ability to work independently on assignments
Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
